Sydney Project Originators (SPO) was established more than 35 years ago by Lou Tasic, a highly experienced property professional with over 45 years of involvement in the Australian real estate industry and more than 45 years holding a Real Estate Licensee qualification.
Lou began commenced his real estate career at the age of 19, establishing his own agency and specialising in house and land sales, subdivisions, retail and industrial real estate. His entrepreneurial approach and ability to identify value-added opportunities quickly distinguished him within the industry and becoming the No One Selling Agent in the South West Sydney .
In 1987, Lou commenced investing in property and expanded into property syndications, development projects, project marketing, and project management across residential, retail, and commercial sectors. Through strategic acquisitions, development initiatives, and innovative site creation strategies, he achieved significant financial success, accumulating his first million dollars by 1989 and exceeding $6 million in assets by 1992.
Today, Lou remains actively involved in the property industry, continually identifying, creating, and managing development opportunities for his own portfolio as well as for partnerships and syndicates. His expertise lies in the creation and amalgamation of development sites capable of achieving substantial planning uplift, increased floor space ratios (FSR), and enhanced development potential.
This specialised focus on creating high-value development opportunities inspired the name Sydney Project Originators, reflecting Lou’s reputation as a leader in site origination and development site creation.
Throughout his career, Lou has worked closely with many of Australia’s leading residential land developers, industrial developers, construction companies, and major property groups. His ability to identify underutilised assets and unlock hidden value has resulted in exceptional investment outcomes, with some projects achieving returns exceeding 800%.
Lou possesses extensive knowledge across all sectors of real estate, including residential, commercial, retail, industrial, finance, development, and investment markets. He is also recognised for his deep understanding of economic cycles and their impact on housing and property markets, particularly within the Sydney metropolitan region.
Finance and Investment Sector
In 1992, Lou became one of the pioneers of Australia’s secondary mortgage and finance industry by establishing Crown Securities Ltd and Assigned Credit Ltd.
These businesses provided a comprehensive, integrated service model that included:
- Commercial and development finance
- Debt funding solutions
- Real estate consulting and sales
- Property investment advisory services
- Negative gearing strategies
- In-house legal services for mortgages and conveyancing
This “one-stop-shop” approach enabled clients to access property, finance, and legal expertise through a single organisation.

Over the past four decades, Lou has participated in a wide range of property ventures, including:

His expertise in identifying Development and Investment opportunities and obtaining development approvals has consistently generated significant increases in land value and investor returns.
Lou has successfully established and managed numerous property syndicates, providing investors with opportunities to participate in carefully selected residential, retail, and mixed-use developments.
Notable 2 Projects in – Speed Street, Liverpool, Ashfield , Moorebank , Fairfield etc
One of Lou’s significant achievements was the creation and management of the Speed Street Liverpool development project.
Lou identified and secured the opportunity, successfully amalgamated the site, and subsequently entered into a partnership with a prominent Chinese billionaire investor while retaining a 40% ownership interest.
As Project Manager, Lou led the planning and approval process, securing a Master Plan approval for a 29-storey tower comprising approximately 19,000 square metres of Gross Building Area (GBA).
The project achieved a substantial FSR uplift, increasing it from 3:1 to 10:1, dramatically enhancing the site’s value and development potential.
Current Development Activities
Lou is currently investigating and assembling several strategic development opportunities across Sydney that possess significant planning uplift potential. Some of these sites are expected to achieve FSR increases of between 100% and 300%,
creating substantial value for investors and development partners.
He is also working of a major development site in Montenegro w]that encompasses over 200 hectares of Beach front Land that lends itself for anything imaginable , Hotels, Serviced apartment Luxurious water front Houses,
Apartments, Town Houses, Marina, Retail centre ,Commercial Car parking etc
Retirement living , Golf course etc . Estimated potential end value 4-5 Billion Euros.
Master Plan has been embraced by the Vendors and the town Planning.
Innovation and Intellectual Property
In addition to his property career, Lou is an inventor and entrepreneur with intellectual property rights and patents relating to more than 20 innovative products and devices.
Many of these inventions focus on virus protection, sanitisation systems, and UVC-based technologies designed for commercial, retail, public, and personal environments.
Philanthropy and Community Contributions
Philanthropy has been a lifelong commitment for Lou. Throughout his career he has supported charitable initiatives both in Australia and internationally, assisting individuals, communities, and cultural organisations.
Among his contributions, Lou and his brother funded the construction of a church in the village from which their family originates, helping preserve both cultural and religious heritage for future generations.
Lou has also provided substantial financial support to numerous educational, cultural, and historical projects, including the Serbian School of History led by his close friend, the late Dr. Jovan Deretić, renowned Serbian historian and author of more than eighteen books on Serbian, Illyrian, and European history, civilisation, and languages.
In addition, Lou was a significant financial contributor to the construction of the Church of Saint Sava in Belgrade during 1988. Today, the church stands as one of the largest Orthodox churches in the world, featuring one of the largest church domes globally and serving as a symbol of Serbian spiritual and cultural heritage.
Recognition
Lou has received formal recognition for his contributions to religious and community projects, including:
- Certificate of Appreciation for financial contributions to the construction of the Church St Blagovesti in Mirilovac.
- Recognition from the Serbian Patriarch as a benefactor and founding donor of the Memorial Church of Saint Sava in Belgrade (13 June 1988).
